36 Units - 3 Buildings

I have a client purchasing a investment. There's 3 buildings total on (2) deeds. The first building is 18 units on 1 deed. Then there's a 12 unit building and 4 unit building sitting on another deed.

Will this be a problem on commercial paper because the one building is 4 units? Or does it not matter because it's on 1 deed & that deed contains 2 structures totaling 16 units?

Before I take to my commercial carriers, I don't want to look like a clown and ask that question.
